Leasing your Moors property?

Rules

Each owner may lease the entire lot/unit for residential purposes only. Partial rentals are not permitted. The owner must be current on all maintenance fees.

Each owner must limit the number of occupants in the leased unit as defined in the governing documents and summarized in the “Occupancy” section of the Moors Handbook.

All leases must be in writing and must require that tenant(s) follow all Association governing documents. Failure to comply with these rules will be considered a lease default.

Garden Homes, Patio Homes, Townvillas, Village Homes

Units must be leased for a minimum of one (1) year.

An owner who wishes to lease their home must provide a $1,000 deposit to cover any damage to common areas caused by tenant(s). This deposit will be held in a non-interest-bearing escrow account and returned to the owner upon written request after the tenant vacates and the unit is verified.

Village Homes has leasing restrictions and a screening process for prospective tenants. More information can be provided by contacting the on-site management office.

Moors Pointe

Units must be leased for a minimum of one (1) year.

The owner must submit a complete Occupancy Application and obtain an Occupancy Approval Letter prior to move-in. Moors Pointe has leasing restrictions and a screening process for prospective tenants. More information can be provided by contacting the on-site management office.

In addition to screening prospective tenants, as a reminder there is a 12-months holding period prior to leasing that will applies to new unit owners (after July 2024) who take title to units after the amendment was recorded.
